Azorean Living is responsible for collecting and submitting all data related to the short-term rental to the respective entities, including SEF (Foreigners and Borders Service), SEREA (Regional Statistics Service of the Azores), and the management of the Municipal Tourist Tax (TMT). This responsibility includes registering and updating guest information, submitting the necessary data to comply with tax and legal obligations, and paying the municipal tourist tax. Os serviços podem variar consoante as necessidades de cada proprietário. Na Azorean Living pode-se personalizar pacotes à necessidade do cliente.

Não. A nossa taxa é o valor liquido de cada reserva.

Tal como os pacotes são personalizáveis, a taxa de serviço também é variável consoante o serviço contratado.

O pagamento ao proprietário é feito conforme o contrato. Geralmente é feito mensalmente, com base nas reservas do mês anterior, via transferência bancária para a conta do proprietário acompanhado do relatório detalhado sobre receitas e deduções (comissão, custos de manutenção, etc.)

Disponibilizamos um portal online e enviamos relatórios periódicos onde o proprietário pode consultar a faturação e as reservas.

Assuimimos toda a comunicação com os hóspedes

Caso um hóspede cause danos ao imóvel pode acionar a caução de segurança (se aplicável). reportar o incidente à plataforma e solicitar compensação, ativar o seguro do alojamento local, caso exista cobertura.

Sim, o proprietário pode bloquear datas no calendário sempre que quiser utilizar o imóvel. No entanto, deve fazê-lo com antecedência para evitar conflitos com reservas já confirmadas.

A reposição pode estar incluída na comissão ou ser cobrada separadamente.

Os custos de manutenção e reparos são responsabilidade do proprietário.

Sim, tratamos da emissão de faturas aos hóspedes, de registo e pagamento de taxas turísticas municipais.

Sim, fazemos registo obrigatório dos hóspedes junto do SEF e SREA, garantindo que o alojamento cumpre todas as exigências legais.

Não. Alertamos para a sua substituição e coordenamos a substituição, no entanto o custo é do proprietário do alojamento.

Sim, é obrigatório celebrar um contrato válido pelo período de um ano, renovável por ambas as partes. A rescisão deverá ser comunicada com um pré-aviso mínimo de 60 dias. No caso de existirem reservas confirmadas para o período remanescente do contrato, será da responsabilidade exclusiva do proprietário assegurar o cumprimento das mesmas perante as plataformas utilizadas, garantindo assim a continuidade e integridade dos compromissos assumidos.
